Three A Days: The Top of My Real Estate Funnel

I entered real estate with limited time but substantial ambition. Without a clear direction, I followed the conventional path of reading extensively. Among countless hours spent with various books, Brandon Turner's "The Book on Rental Property Investing" proved most influential.

One lesson resonated above all others: maintain continuous analysis and extend offers regularly. While Turner provides solid guidance on constructing straightforward financial models for this approach, he doesn't address building an action-oriented system to execute it consistently.

The solution I developed centers on what I call "three a days" — a simple daily practice designed to generate qualified leads and maintain momentum in real estate investing. This method forms the foundation of my investment funnel, ensuring I'm continuously moving prospects through my pipeline rather than waiting for perfect conditions or sporadic opportunities.

Three a days means analyzing three properties every single day. Not three per week when inspiration strikes. Not three before a meeting with a partner. Three every day, as a non-negotiable commitment. This volume of analysis builds pattern recognition, sharpens your evaluation instincts, and keeps your market knowledge current.

The funnel logic is straightforward. If you analyze three properties daily, you'll encounter roughly ninety per month. From those ninety, a handful will merit deeper investigation. From that deeper cohort, some will be worth making offers on. And from those offers, a small percentage will close.

Without the top of the funnel running at volume, the rest collapses. You can't close deals you never analyzed. You can't make offers on deals you never found. Three a days ensures the pipeline never runs dry.

By committing to this disciplined approach, I've created a sustainable process that keeps deal flow moving and maintains the volume necessary for successful real estate investing, even when working within significant time constraints.
